Monthly expenses are the costs you pay: taxes, insurance, repairs, HOA and any utilities. Cash flow is rent, less vacancy and management, less your monthly expenses and repair reserve, less the mortgage payment when financed. Total ROI adds every year’s cash flow to your equity when you sell (value after appreciation, less selling costs and the remaining loan), subtracts the cash you put in, and divides by that cash. Cap rate is year-one net operating income divided by the price; cash-on-cash is year-one cash flow divided by the cash you put in.

Total project cost is the purchase price, rehab and other costs (closing, holding and carrying), plus short-term loan interest and points if you finance the purchase. The refinance loan is the post-rehab value times the loan-to-value; proceeds are that loan less closing costs. What you don’t get back is the cash remaining in the project. Cash flow is rent less vacancy, management, expenses, reserves and the new mortgage payment. The 70% rule is a quick check: offer no more than 70% of the post-rehab value, minus the rehab budget.

The payment uses the standard fixed-rate formula on the loan amount (price less down payment). Total interest is every payment over the term, less the loan amount. The total payment adds property tax (a share of the price each year), insurance, HOA dues and mortgage insurance, which applies with less than 20% down and stops once the balance falls to 78% of the price. Extra payments go straight to principal.

Year 1

Monthly net cash flow is after all expenses and the mortgage payment; the sale proceeds return is what the money could earn if you sell. Sell: today’s value less selling costs, the loan balance and any tax on the gain, then grown each year at the return you entered. Keep: the property grows at the appreciation rate; at the end it’s sold (less selling costs, the remaining loan and tax), and every year’s cash flow is added. With a loan rate and years left, the balance pays down on schedule; otherwise it stays flat.
